Excellent transport access and ample access to green electrical power means that the site is ideal for a number of uses, including logistics, data centres, storage, industrial and other area-intensive uses. The size of the industrial site means that it can accommodate very large buildings as well as the ability to offer our customers the ability to expand to meet future demand. Ample supply of green electrical power from the adjacent Glomma river and through re-use of excess heat from data centres is planned for Solid rock foundation ensures very stable structures, and the site has low risk of flooding or other environmental problems. The industrial site in its first phase is up to 100 ha with the ability to expand, and building heights above 40m enable exceptional flexibility for the largest business actors. Adjacent to the E6 highway in the Scandinavian trade triangle, and 15 minutes from the Swedish border, the location provides direct access to the principal markets of Scandinavia and Europe. Carrying over 60 % of all road traffic in Norway the E6 highway transports more goods than all the other cross-border roads into Norway combined. Next to the site, Borg Harbour handles containers and general cargo from midsized shipping. Viken Park is also close to mainline railway infrastructure which connects the site to international markets and Gothenburg, the biggest and busiest harbour in Scandinavia.
Norway’s international airport, Gardermoen, is an hour and a half away, and the local Rygge airport, being planned for reopening, is only 10 minutes from Viken Park. This excellent access to land, air and sea transportation makes the location perfect for large logistics operators servicing the Scandinavian market. Our goal is to design, connect and integrate buildings into a functional micro-grid ecosystem.

At inception we will remove a large amount of high-quality granite bedrock to a maximum of 85m tonnes. The colour and density of this granite is of exceptional quality. This will be sold and used in a variety of local and domestic projects. We have a lot of local demand for granite that we are currently satisfying with imported stone from China, India, and Portugal. We will enter this market with a higher quality product that has a much lower carbon footprint. The granite will also be a valuable return product to overseas markets in the logistics process.

For example The university college of Østfold has a total of just under 8,000 students. There are nearly 4,000 ordinary students at campus Halden, nearly 3,000 ordinary students at campus Fredrikstad, and nearly 1,000 students are taking continuing and further education programmes under the auspices of HiØ VIDERE (Centre for Continuing Education) at both campuses.
